Community – shared island living

Our community sims feature shared living on themed class 5 sims. If you enjoy the feeling of a warm community atmosphere with neighbors nearby, but still without lag, congestion or lack of privacy, our communities might be for you.

• Free space: none of our community sims are overpopulated or overutilized. Unlike many residential sims, our island parcels are not parked right up against each other. We allocate 10-22,000 m² of the land towards protected land in order to provide separation between parcels, to increase privacy, or provide better views from your land.
• Residential use only: our community sims are intended to be lag-free peaceful environments for all residents and their visitors to enjoy which is why they are strictly for residential use only. You don’t have to worry about a strip club, casino, or mall suddenly appearing next to your dream home.
• Prim bonus: 20-50% prim bonus per sim.
• No adjacent building against the border of the sim. This means your shoreline and clear ocean views will never, ever be obstructed.
• No center or landlocked parcels — each private island has at least once side facing open ocean.
• Only 6 total island parcels per sim, so think peace, quiet, low traffic, and low lag.

Our Community Sims:

Ashling – lush subtropics Ashling is a lush, subtropical themed residential sim featuring silky white sand and rich green beach grass woven throughout. Landscaping includes tropical eucalyptus, monkey nut trees, rubber trees, bamboo, and tiger grass. Each individual island is surrounded by ocean and raised berms.

Talise – tropical volcano TALISE is a tropical themed residential sim featuring silky white sand beaches, verdant green beach grass, and a richly landscaped active volcano. Each individual island is surrounded by ocean and communal water ways to insure privacy.

Tilly – birch forest Tilly features 6 master landscaped plots, each with a whopping 50% prim bonus. The island has over 22,000 m² of protected land and park space, and features a lush mix of custom grass textures designed to support a wide variety of landscaping.

Vailea – tropical pink sand VAILEA is a tropical themed residential sim featuring light-pink sand beaches and banana palms reminiscent of the Bahamas. Each parcel is private and surrounded by ocean, with beach and usable communal waterways. 30% prim bonus.
